Department of Physical Planning

The Department of Physical Planning at the District level shall manage the activities of the Department of Town and Country Planning and the Department of Parks and Gardens.

The Department shall;

  • advise the District Assembly on national policies on physical planning, land use and development;
  • co-ordinate activities and projects of departments and other agencies including Non-Governmental Organisations to ensure compliance with planning standards;
  • assist in preparation of physical plans as a guide for the formulation of development policies and decisions and to design projects in the district;
  • assist to identify problems concerning the development of land and its social, environmental and economic implications;
  • advise on setting out approved plans for future development of land at the district level;
  • advise on preparation of structure plans for towns and village within the district;
  • collaborate with the Survey Unit in the performance of its functions;
  • facilitate and participate in research into planning in the district;
  • assist to offer professional advice to aggrieved persons on appeals and petitions on decisions made on their development and building permit application;
  • facilitate consultation, co-ordination and harmonization of developmental decisions into a physical development plan;
  • assist to prepare a District Land-Use Plan to guide activities in the district;
  • assist to provide the layout for buildings for improved housing layout and settlement;
  • ensure the prohibition of the construction of new buildings unless building plans submitted have been approved by the Assembly;
  • advise the Assembly on the sitting of bill boards, masts and ensure compliance with the decisions of the Assembly;
  • advise on the acquisition of landed property in the public interest; and
  • undertake street naming, numbering of houses and related Issues.

STEP 2 : REQUIREMENTS

ADDITIONAL REQUIREMENTS (For multi-purpose and multi-usage)

  • Traffic impact assessment report for commercial buildings
  • 4 copies of structural drawings
  • soil test report
  • Ghana national fire service report
  • Environmental protection agency report
  • Structure integrity in case development has already commence or is completed
  • Up to date business registration and operating permit (for organizations)
  • Property rate payment receipt ( for exiting building)
  • Endorsement of plans by the appropriate professional

STEP 3 : COMPLETION OF FORMS

Complete the application form in full with the required information. Add the above listed documents in step 2

STEP 4 : PAYMENT AND SUBMISSION

Pay processing fees and submit complete form with all required attachments to the physical planning department of the assembly. On submission, you shall be informed about the following:

  • Corrections to be made ( If any)
  • Date for site inspection

STEP 5 : PROCESSING

The secretariat will process the application within two weeks of receipt of application for the technical sub committee's assessment and recommendation

  • The technical sub committee's recommendation on the application is forwarded to spatial planning committee within a month of receipt of application for final decision. recommendation on the application is forwarded to spatial planning committee within a month of receipt of application for final decision.
  • The final decision of the spatial planning committee is communicated to the applicant in writing/telephone communication within 2 working days.

Possible Decisions:

  • Approval
  • Regularization
  • Refusal
  • Deferral

STEP 6 : COLLECTION

On approval, pay the approved permit fee and penalty fee (if any) as indicated in your approval letter to finance department and collect your development and building permit from the secretariat.

In the case of deferral, the applicant will be notified and advised on what needs to be done for further consideration.

In case of refusal, the applicant will be notified of the reason(s) for the refusal
