The management of the Ashaiman Municipal Assembly (ASHMA) has held a corporate engagement with TDC Ghana Ltd. to discuss land regularization and other developmental issues in the Municipality. <\/p>\n\n\n\n

TDC, as custodians of portions of land in Ashaiman, and ASHMA, as the development authority, deliberated on mutually beneficial strategies for land regularization and how the outcomes would positively impact TDC landowners within the broader development framework of the municipality. The two entities agreed to form a joint technical committee on land regularization to protect residents\u2019 interests.<\/p>\n\n\n\n

Speaking on the matter, the Managing Director of TDC, Mr. Courage Kweku Nunekpeku, said the company holds a significant portion of land in Ashaiman and other sister Assemblies. He and his team expressed TDC\u2019s readiness to collaborate with the Assembly on overlapping technical issues for mutual development. He noted that the regularization exercise had become necessary due to encroachment on TDC lands by individuals without proper documentation. He also apologized for not informing the Assembly before commencing the project.<\/p>\n\n\n\n

The Hon. Municipal Chief Executive, Mr. Freeman Tsekpo, expressed ASHMA\u2019s displeasure over bills served directly to constituents by TDC without recourse to the Assembly. He emphasized that although the lands belong to TDC, the Assembly is mandated to protect the interests of residents. He requested that the Assembly be fully involved in the regularization process, including knowing the basis for rate revisions and bill payments, to ensure mutual benefit for residents and the institutions.<\/p>\n\n\n\n

A key resolution from the deliberation was the formation of a joint technical committee between ASHMA and TDC to review the regularization process, ground rent payments, and rezoning. The report from the committee is expected to be ready by 20th July 2026.Also, ASHMA requested from TDC their local layout plans, including utility layouts, particularly for communities such as Christian Village, Lebanon Zones, and Roman Down, to resolve conflicts between ASHMA\u2019s development plan and TDC\u2019s zoning. <\/p>\n\n\n\n

The MCE disclosed the Assembly\u2019s decision to commercialize the demolished area around the traffic light into a lorry terminal, commercial parking lot, shops, and permanent taxi\/trotro stations. He urged TDC to consider this in ongoing and future land allocations within that enclave.He further stressed that it is the sole mandate of the Assembly to develop and supervise development within its jurisdiction. Therefore, TDC\u2019s development concept must receive Assembly approval to align with the municipality\u2019s general development plan. <\/p>\n\n\n\n

He called on TDC to incorporate the Assembly in the regularization process to safeguard residents\u2019 interests, noting the vulnerability of constituents due to longstanding land ownership challenges.In response, the TDC MD admitted that land ownership is ideally based on proper documentation but acknowledged that the situation in Ashaiman made regularization long overdue. On the MCE\u2019s request for the Assembly to share in ground rent proceeds for security, roads, utilities and general development, Mr. Nunekpeku explained that as a state-owned entity, TDC cannot share such proceeds as rates are statutory and determined at a higher level. The MD noted, however, that some lands have been ceded to traditional authorities for sale and regularized by the company. Both parties also deliberated on the longstanding challenge of unclear boundaries for a general acquisition layout. It was resolved that the local government should provide the original documents to aid clarity. <\/p>\n\n\n\n

The engagement ended with a commitment from both ASHMA and TDC to strengthen collaboration for orderly development and the protection of residents\u2019 interests. ASHMA\/ISD\/MEDIA \u2013 16th June 2026<\/p>\n\n\n\n
