{"id":155,"date":"2019-07-23T15:28:29","date_gmt":"2019-07-23T15:28:29","guid":{"rendered":"http:\/\/localhost\/ashma\/?page_id=155"},"modified":"2022-03-31T13:40:56","modified_gmt":"2022-03-31T13:40:56","slug":"building-permit","status":"publish","type":"page","link":"http:\/\/www.ashma.gov.gh\/index.php\/services\/building-permit\/","title":{"rendered":"Building Permit"},"content":{"rendered":"\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>Who can apply?\u00a0<\/strong><\/mark><\/strong><\/p>\n\n\n\n<p>Any person or organization that has the legal title to a plot of land and intends to build on it.<\/p>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>TYPES OF DEVELOPMENTS<\/strong><\/mark><\/strong><\/p>\n\n\n\n<p>Schools, Hotels\/Restaurants Places of Worship Buildings, Factories, Hospitals, Residential Buildings, Filling Stations &amp; LPG Gas Stations, Communication Masts, Shops\/Supermarkets, Car Parks, Amusement Parks and others.<\/p>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>STAGE 1<\/strong><\/mark><\/strong><\/p>\n\n\n\n<p><strong>Requirements<\/strong><\/p>\n\n\n\n<ul><li>Submit Four (4) sets of Architectural and Structural Drawings with a filled application forms purchased from Tema Development Corporation (TDC) at the Building Inspectorate Section. Drawings must be duly signed by registered Architect, Civil\/Structural Engineer.<\/li><li><strong>Do I need to submit any additional reports?&nbsp;&nbsp;<\/strong>If your development is a multi-storey structure or complex, you may have to provide reports such as: Environmental Impact Assessment Reports, Hydro Report, Geotechnical Report or Traffic Management Report. You are to contact the Municipal Assembly Works Department, Town &amp; Country Planning Department, T.D.C, other relevant agencies or consultants for advice and assistance.<\/li><\/ul>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>STAGE 2 <\/strong><\/mark><\/strong><\/mark><\/strong><\/p>\n\n\n\n<h4><strong>Processing<\/strong><\/h4>\n\n\n\n<ul><li>The Building Inspectorate Section processes the applications within one (1) week of receipt of application.<\/li><li>The Technical Sub-Committee meets to evaluate the application and make recommendations to the Statutory Planning Committee within two (2) weeks of receipt of application<\/li><li>The Statutory Planning Committee considers the recommendations from the Technical Sub-committee within one (1) week upon receipt.<\/li><\/ul>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>STAGE 3<\/strong><\/mark><\/strong><\/mark><\/strong><\/mark><\/strong><\/p>\n\n\n\n<h4><strong>Collection of permit<\/strong><\/h4>\n\n\n\n<ul><li>Pay approved building permit fee to the Municipal Assembly\u2019s Works Department and TDC on receipt of approved permit fees through a text massage e-mail phone call or letter.<\/li><li>TDC and ASHMA signs permit after proof of payment of permit fees.<\/li><li>Applicant is duly informed to collect permit three (3) days after payment of permit feess.<\/li><\/ul>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>Caution<\/strong><\/mark><\/strong><\/p>\n\n\n\n<p>Act 426 provides that any unauthorized structure or structures shall be demolished or removed on notice by the Municipal Assembly.<\/p>\n\n\n\n<ul><li>The receipts issued for the processing fess are&nbsp;<strong><u>not<\/u><\/strong>&nbsp;building permits.<\/li><li>Building becomes illegal if it does not conform to what is on the approved plan.<\/li><li>Any applicant who makes a false declaration does so at his\/her own risk.<\/li><\/ul>\n\n\n\n<p><strong><mark style=\"background-color:rgba(0, 0, 0, 0);color:#ebf705\" class=\"has-inline-color\"><strong>General Information<\/strong><\/mark><\/strong><\/p>\n\n\n\n<ul><li>It is important to note that the validity of a Building Permit issued in accordance with the above process is&nbsp;<strong><u>five (5) years<\/u><\/strong>&nbsp;after which a new permit must be sought.<\/li><li>Developers are therefore required to seek renewal of Building Permit if development is not completed within five (5) years.<\/li><\/ul>\n\n\n\n<p><\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Who can apply?\u00a0 Any person or organization that has the legal title to a plot of land and intends to build on it.
